Size
Roofs are measured in squares — one square is 100 square feet. A roof is always larger than the floor beneath it, usually by a third.
Tear-off
How many old layers have to come off, and be hauled away. Two layers is not twice the work of one, but it is not the same either.
Deck
What is under the shingles. Rotten plywood only shows itself once the old roof is off, so it is priced per sheet as found — never guessed at up front.

How steep it is. Past roughly 7-in-12 a crew needs staging and everything slows down.
